Which rate applies to me?
Local Housing Allowance is based on how many bedrooms your household needs, not how many the property has. It pays for a maximum of four bedrooms.
- Shared accommodation rate – single people under 35, and anyone renting a room in a shared house. Some people are exempt, such as care leavers under 25.
- 1 bedroom – a single person aged 35 or over, or a couple with no children.
- 2 to 4 bedrooms – one bedroom for each couple, each adult aged 16 or over, two children of the same sex under 16, or two children under 10.
How the monthly rate is worked out
LHA rates are set as a weekly amount for each Broad Rental Market Area (BRMA). The monthly figure is the weekly rate × 52 ÷ 12, which is how Universal Credit works out housing costs. The 2026/27 rates are the same as the rates set in April 2024, so they have not changed since 2024/25.
About the data
Rates come from the Valuation Office Agency's official 2026/27 table. Each postcode is matched to its Broad Rental Market Area using the ONS postcode directory and the VOA's area boundaries. A small number of addresses near the edge of an area can fall in the neighbouring one, so for a definitive answer use the official LHA-direct service. This site covers England only.
